What Are Parking Occupancy Sensors?

Parking occupancy sensors are IoT devices installed at individual parking spaces to detect whether a vehicle is present. They are the physical foundation of smart parking systems, providing the per-space data that powers real-time parking occupancy monitoring and digital twins.

What they measure

The core measurement is simple: is a specific parking space occupied by a vehicle, or is it free? Each sensor reads a physical signal and converts it to a binary state: occupied or free.

Some sensors can also detect additional attributes — such as vehicle type or precise dwell time — but the primary use case across the parking industry is occupancy detection.

How they are installed

The installation method depends on the sensor type:

  • **Overhead sensors** — mounted above the parking space on a ceiling or bracket. Ultrasonic sensors commonly use this approach. Installation requires running power and data wiring to each sensor location.
  • **In-ground sensors** — embedded into the parking surface. Magnetometer sensors are often installed this way. Installation is more disruptive during deployment but produces a lower-profile installation.
  • **Surface-mount sensors** — affixed directly to the parking surface without embedding.

Each approach has tradeoffs in installation cost, maintenance access, durability, and visual impact.

How they communicate

After detecting occupancy, the sensor transmits the reading to a gateway or directly to the backend. Common protocols include:

  • **MQTT** — lightweight publish-subscribe messaging, widely used in IoT deployments.
  • **LoRaWAN** — low-power wide-area networking, suited to large outdoor lots.
  • **Wi-Fi or Ethernet** — used in facilities with existing network infrastructure.

The choice of protocol affects range, power consumption, data rate, and infrastructure cost.

Why they matter for operators

Parking occupancy sensors give operators something no other method provides: per-space, real-time visibility. Without sensors, operators can count vehicles at entry points or walk the facility periodically. With sensors, they know the state of every individual space, continuously and automatically.
